Market snapshot viewed August 31, 2026

Brevard County's housing market offers buyers a substantial amount of choice, while thousands of recent sales show that homes are still moving across Florida's Space Coast. The current residential Brevard County market report shows 2,620 active properties with an average asking price of $527,522. Another 1,084 properties are under contract, and the report contains 5,161 residential sales from the previous six months.

Active inventory averages 3.5 bedrooms and 2.5 bathrooms. The under-contract segment averages $456,629, $232 per square foot, 1,899 square feet and 118 days on market. The properties moving toward closing are therefore, as a group, priced below the current active inventory.

Because the report contains a broad mix of residential property types and price points, it should be treated as a report-level aggregate rather than a valuation benchmark for an individual home.

More Than 5,000 Residential Sales in Six Months

The sold section lets us look beyond asking prices. The report includes 5,161 closed residential transactions during the previous six months. Those properties had an average listing price of $473,585 and an average sold price of $460,429.

On an aggregate basis, the average sold price is $13,156 below the average listing price, or about 97.2% of the average list price. That is not the same as averaging the individual sale-to-list ratios for all transactions, but it provides useful market context. Negotiation results still vary significantly by neighborhood, condition, property type and price range.

Brevard County Is Not One Housing Market

A countywide average is a useful benchmark, but Brevard contains very different local markets. Melbourne and Palm Bay offer large residential markets with a mix of established neighborhoods and newer development. Cocoa and Titusville provide different locations and price points, while Merritt Island adds substantial waterfront inventory. Along the Atlantic, Cocoa Beach, Cape Canaveral, Satellite Beach, Indialantic and Melbourne Beach add beachfront, condominium and luxury properties that can materially affect local averages.

A Melbourne homeowner should not assume that the countywide average describes a particular neighborhood, and a Cocoa Beach buyer should not evaluate an oceanfront condominium against the same benchmark used for an inland single-family home. The strongest analysis starts with the county and then narrows to city, neighborhood and property type.

Luxury Inventory Also Shapes the Countywide Numbers

The active report includes properties listed at $7 million, $6.299 million, $5.75 million and $5.675 million, among other multimillion-dollar homes. The sold section likewise includes multimillion-dollar transactions. This demonstrates the breadth of Brevard County real estate, but it is another reason countywide averages should never be interpreted as the expected value of a typical home.

What This Means for Brevard County Buyers

With 2,620 active residential properties and an average market time of 99 days, buyers have meaningful inventory to investigate. Properties with substantial market exposure may create negotiating opportunities, especially when comparable homes are competing for the same buyer. At the same time, 1,084 properties are already under contract, showing that well-positioned homes are still finding buyers.

What This Means for Brevard County Sellers

Sellers are competing against sizable active inventory, and the under-contract average asking price is below the active average. That does not mean every seller needs to cut a price, but it does make positioning important. Condition, photography, marketing, location, upgrades and competing inventory can all affect buyer response.

The 5,161 recent sales provide a large pool of closed-market evidence. The most useful comparable sales, however, are those that actually resemble the subject property.
