Christmas in Melbourne, FL: Holiday Events & Traditions for 2026

Palm trees wrapped in lights, Santa arriving by fire truck, The Nutcracker at the King Center and a whole community pitching in to give. Here's how to celebrate the season in Melbourne and around Brevard County.

There may not be snow on the Space Coast, but Melbourne does Christmas with plenty of heart. From a small-town tree lighting on Ocean Avenue to holiday concerts, craft fairs and one of Central Florida's biggest food drives, December here is full of traditions worth adding to your calendar.

Christmas Day 2026 falls on a Friday, which sets up a long holiday weekend. Tips for a Space Coast Christmas

  • Book holiday shows early. The Nutcracker and small-venue concerts like Heidi's Jazz Club tend to sell out in December.
  • Pack for Florida winter. Afternoons can be warm and evenings breezy near the water, so bring a light layer for tree lightings and parades.
  • Start your food drive now. With Share Your Christmas drop-off on December 11, a neighborhood or office collection has plenty of time to grow.
  • Remember Santa Run gift rules. Melbourne Beach asks for one small, pre-wrapped gift per person, dropped off during set times.
  • Check dates in November. Several traditions listed here post their 2026 schedules later in the fall.

Tips for Halloween on the Space Coast

  • Plan for the heat. Late October afternoons in Melbourne can still feel like summer. Choose breathable costumes, pack water, and consider indoor or evening events for younger kids.
  • Bring a reusable bag. Brevard Zoo specifically asks trick-or-treaters to bring one, and it holds up better than a plastic pumpkin at a big trunk-or-treat.
  • Check before you go. Florida weather can reschedule outdoor events on short notice, so confirm times on the organizer's page the day of.
  • Watch for age limits. Several nighttime events are 18+ or 21+, so read the listing before buying tickets for the whole group.
  • Make it a weekend. With Halloween on a Saturday, you can pair a daytime trunk-or-treat with an evening party in Cocoa Beach or Eau Gallie.

Thanksgiving 2026 in Melbourne, FL: Food Drives, Free Dinners & Ways to Give Back

Where to donate a turkey, volunteer for a morning, organize a neighborhood food drive, or find a free Thanksgiving meal in Melbourne and across Brevard County.

Thursday, Nov26

Thanksgiving is about more than what's on our own tables. Every November, nonprofits, food banks, businesses and volunteers across Melbourne, West Melbourne and the rest of Brevard County come together so more of our neighbors can enjoy a holiday meal.

As a REALTOR® who lives and works here, I see that generosity all year long, and it's one of the things I'm most proud of about our community. Whether you want to give, volunteer, or need a little help this year, this guide will point you in the right direction.

One important note: as of mid-September, only some 2026 programs have announced their dates. Many organizations publish Thanksgiving schedules in October or early November, so always confirm details directly with the organization before you go or drop off donations.

  • Where: Melbourne First Church of the Nazarene, 2745 S. Babcock St., Melbourne
  • Website: spacecoastbrigadeofhope.com

Harvest of Hope is shaping up to be one of the largest Thanksgiving efforts in the Melbourne area this year. Organizers plan to provide more than 1,500 Brevard County households with Harvest Gather & Give Packs, filled with Thanksgiving foods and essentials. Packs are expected to include gift cards toward a turkey or other protein, plus stuffing, potatoes, vegetables, cranberry sauce, gravy, macaroni and cheese and dessert.

It's a great fit for businesses, real estate offices, clubs and neighborhood groups that want to be part of a bigger effort.

Ways to help: donate, volunteer, organize a collection, or contribute Thanksgiving food.

Annual Thanksgiving programs to watch

These organizations run Thanksgiving programs year after year. Their 2026 details are expected closer to the holiday.

Annual program, 2026 hours TBA

Salvation Army Melbourne Thanksgiving Dinner

The Salvation Army hosts an annual free community Thanksgiving dinner in Melbourne. Last year's meal was open to anyone in Brevard County from 11 a.m. to 2 p.m. on Thanksgiving Day, with no fees or paperwork required. Call to confirm 2026 hours as the holiday gets closer.

This is also one of Melbourne's most established holiday volunteer opportunities, and a good hands-on project for an office or group. Volunteers typically help with:

  • Preparing and cooking food in the days before Thanksgiving
  • Setting up, serving and packaging meals
  • Cleaning up after the dinner

The Salvation Army also accepts nonperishable food and toiletries at its Hickory Street location year-round.

Annual program, 2026 date TBA

Space Coast Basket Brigade

Started in 2009 with one family delivering four baskets, the Space Coast Basket Brigade has grown into one of the county's largest Thanksgiving volunteer events. Volunteers help assemble complete Thanksgiving baskets and personally deliver them to local families facing hardship. The Brigade has historically held its event the weekend before Thanksgiving.

Watch the Brigade's website and social channels for its 2026 date, volunteer registration and list of needed food items.

Annual program, 2026 date TBA

Sharing Center of Central Brevard Thanksgiving Meal

Each year on Thanksgiving morning, the Sharing Center opens its doors for a free traditional Thanksgiving meal, supported by crowds of community volunteers. It also runs year-round emergency food and community kitchen programs. Check with the Sharing Center for 2026 meal times and volunteer sign-ups.

Organize your own Thanksgiving food drive

You don't have to join an existing event to make a difference. A neighborhood, office, school team or group of friends can run a food drive and deliver everything to an established hunger-relief organization.

Second Harvest Food Bank of Central Florida, Brevard Branch
3125 Skyway Circle, Melbourne, FL 32934 | 321-733-1600

Second Harvest runs a food drive program and accepts donation drop-offs at its Melbourne warehouse on weekdays (currently listed as 8 a.m. to 1 p.m.). Don't leave donations outside unattended, and call ahead for larger drives. Learn how to host a food drive, or find volunteer shifts at the Brevard branch.

Thanksgiving food drive ideas:

  • Canned vegetables
  • Stuffing mix
  • Instant potatoes
  • Cranberry sauce
  • Gravy
  • Macaroni and cheese
  • Canned fruit
  • Rice and pasta
  • Peanut butter
  • Canned proteins
  • Shelf-stable milk
  • Boxed holiday desserts

Before a big collection, ask the food bank which items are needed most right now.

Support hunger relief beyond the holiday

Hunger doesn't take the Friday after Thanksgiving off. November is a great time to support an organization that feeds our neighbors all year.

Year-round

Providence Connects

Formed when Daily Bread and the South Brevard Sharing Center joined forces, Providence Connects provides food, housing assistance and outreach to people experiencing hunger and homelessness. Its Sharing Center food pantry works like a fresh choice market, and its food truck brings hot meals to unsheltered neighbors around Melbourne. The organization is also developing Providence Place, a 120-unit affordable housing community planned for S. Apollo Blvd.

No separate 2026 Thanksgiving event has been announced yet, but donations and volunteers make a real difference through the holidays.

Six easy ways to help this Thanksgiving

Fill a Thanksgiving bag

Buy stuffing, potatoes, vegetables, gravy, cranberry sauce and dessert, then donate the whole bag.

Run a porch pickup

Ask neighbors to leave donations on their porches on a set Saturday, and have volunteers collect them.

Start an office competition

Split your workplace into teams and see who can collect the most Thanksgiving food.

Sponsor a dinner

Monetary gifts let organizations buy exactly what they need, often at better prices than retail.

Give a few hours

Sorting, packing, loading, cooking, serving and cleaning are all essential jobs.

Keep going in December

Food banks and pantries still need help in December, January and all year long.

Need Thanksgiving food assistance in Melbourne?

If you or someone you know could use help with Thanksgiving dinner, don't wait until the holiday week. Many basket and turkey programs require registration, and some stop accepting sign-ups once meals are reserved.

Start reaching out in October and early November, and ask about:

  • Free Thanksgiving dinners and meal times
  • Thanksgiving baskets, turkey giveaways and grocery distributions
  • Registration deadlines and what to bring
  • Home delivery or transportation assistance

You can also dial 2-1-1 or visit 211 Brevard to find current food programs near you.

When is Thanksgiving 2026?

Thanksgiving Day 2026 is Thursday, November 26.

Where can I get a free Thanksgiving dinner in Melbourne, FL?

Second Harvest Food Bank's Brevard branch at 3125 Skyway Circle accepts food drive donations on weekdays. The Salvation Army at 1080 S. Hickory St. also accepts nonperishable food and toiletries.

How can a group volunteer for Thanksgiving in Brevard County?

Harvest of Hope (Nov 14–15, 2026), the Salvation Army Thanksgiving dinner, the Space Coast Basket Brigade and Second Harvest's Brevard branch all welcome volunteers. Sign up early, since holiday shifts fill quickly.

Grateful to call the Space Coast home

A can of green beans may not seem like much, but multiplied across hundreds of neighbors, it becomes Thanksgiving dinner on tables all over Brevard County. That spirit is a big part of what makes Melbourne such a special place to live.

If you're thinking about buying or selling a home here, I'd be glad to help.

Brevard County FL Real Estate Market Report: Active, Pending & Sold Homes August 2026

Market snapshot viewed August 31, 2026

Brevard County's housing market offers buyers a substantial amount of choice, while thousands of recent sales show that homes are still moving across Florida's Space Coast. The current residential Brevard County market report shows 2,620 active properties with an average asking price of $527,522. Another 1,084 properties are under contract, and the report contains 5,161 residential sales from the previous six months.

Brevard County Housing Market at a Glance

2,620Active Properties
$527,522Avg. Active Price
$253Active $ / Sq. Ft.
1,969Avg. Active Sq. Ft.
99Avg. Active DOM

Active inventory averages 3.5 bedrooms and 2.5 bathrooms. The under-contract segment averages $456,629, $232 per square foot, 1,899 square feet and 118 days on market. The properties moving toward closing are therefore, as a group, priced below the current active inventory.

Active, Under Contract and Sold: What the Numbers Show

Segment Properties Average Price Average $/Sq. Ft. Average Sq. Ft. Average DOM
Active 2,620 $527,522 asking $253 1,969 99
Under Contract 1,084 $456,629 asking $232 1,899 118
Sold — Previous 6 Months 5,161 $460,429 sold $376* 1,917 105

*The $376-per-square-foot sold figure is reproduced from the market report's aggregate Sold Properties row. Because the report contains a broad mix of residential property types and price points, it should be treated as a report-level aggregate rather than a valuation benchmark for an individual home.

More Than 5,000 Residential Sales in Six Months

The sold section lets us look beyond asking prices. The report includes 5,161 closed residential transactions during the previous six months. Those properties had an average listing price of $473,585 and an average sold price of $460,429.

On an aggregate basis, the average sold price is $13,156 below the average listing price, or about 97.2% of the average list price. That is not the same as averaging the individual sale-to-list ratios for all transactions, but it provides useful market context. Negotiation results still vary significantly by neighborhood, condition, property type and price range.

Brevard County Is Not One Housing Market

A countywide average is a useful benchmark, but Brevard contains very different local markets. Melbourne and Palm Bay offer large residential markets with a mix of established neighborhoods and newer development. Cocoa and Titusville provide different locations and price points, while Merritt Island adds substantial waterfront inventory. Along the Atlantic, Cocoa Beach, Cape Canaveral, Satellite Beach, Indialantic and Melbourne Beach add beachfront, condominium and luxury properties that can materially affect local averages.

A Melbourne homeowner should not assume that the countywide average describes a particular neighborhood, and a Cocoa Beach buyer should not evaluate an oceanfront condominium against the same benchmark used for an inland single-family home. The strongest analysis starts with the county and then narrows to city, neighborhood and property type.

Luxury Inventory Also Shapes the Countywide Numbers

The active report includes properties listed at $7 million, $6.299 million, $5.75 million and $5.675 million, among other multimillion-dollar homes. The sold section likewise includes multimillion-dollar transactions. This demonstrates the breadth of Brevard County real estate, but it is another reason countywide averages should never be interpreted as the expected value of a typical home.

What This Means for Brevard County Buyers

With 2,620 active residential properties and an average market time of 99 days, buyers have meaningful inventory to investigate. Properties with substantial market exposure may create negotiating opportunities, especially when comparable homes are competing for the same buyer. At the same time, 1,084 properties are already under contract, showing that well-positioned homes are still finding buyers.

What This Means for Brevard County Sellers

Sellers are competing against sizable active inventory, and the under-contract average asking price is below the active average. That does not mean every seller needs to cut a price, but it does make positioning important. Condition, photography, marketing, location, upgrades and competing inventory can all affect buyer response.

The 5,161 recent sales provide a large pool of closed-market evidence. The most useful comparable sales, however, are those that actually resemble the subject property. Cathy Greene can help homeowners narrow the countywide data to nearby sales and competing listings before making a pricing decision.

Is It Better for a Foreign National to Buy a Single-Family Home, Condo, or Townhome in Melbourne, Florida?

Quick Answer

The right property type for a foreign national buying in Melbourne, Florida depends on how often you’ll be present, how much management capacity you have from abroad, and what you plan to do with the property. Condos offer low-maintenance ownership but come with HOA complexity and Florida’s new reserve requirements. Single-family homes offer maximum freedom at higher maintenance responsibility. Townhomes split the difference. Melbourne FL real estate 2026 has strong options across all three types.

Property type is one of the first questions Cathy Greene, REALTOR at Ellingson Properties and a 22-year veteran real estate agent, works through with every international buyer before a single listing is pulled. Her opening question to every foreign national client: “How often will you be here, and who will manage it when you’re not? The answer almost always points directly to the right property type.”

With over 150 properties sold across Brevard County and 15 Google 5-star reviews, Cathy Greene has guided international buyers through this decision in every Brevard market segment. Here is the honest breakdown for Melbourne FL real estate 2026.

Condos for Foreign Nationals: Lower Entry, Higher Complexity

Q: What should a foreign national know about buying a condo in Melbourne before making an offer?

Condominiums offer the most accessible entry price in Melbourne’s market, and the HOA-managed exterior maintenance — lawn care, exterior painting, building insurance, sometimes pool and amenities — is genuinely appealing for buyers who will not be in the country full-time. Melbourne Beach FL Over 55 Community listings and Cocoa Beach FL Over 55 Community properties offer structured community living with active management — a practical choice for buyers managing their property from abroad.

However, Florida’s SB 4-D (2023) has significantly changed the financial landscape for older condominium buildings. Structural integrity reserve studies are now mandatory for buildings over three stories, and funding those reserves has driven HOA fees sharply higher in many Brevard condo communities. Special assessments in underfunded buildings can reach $20,000–$100,000 per unit. Cathy Greene real estate guidance for condo buyers includes a mandatory HOA document review — reserve study, meeting minutes, financial statements — before any offer. Additionally, some condo buildings on lender restriction lists cannot be financed at all, which limits the buyer pool and affects resale value. Cape Canaveral FL New Construction inventory avoids these issues by starting with fully funded reserves from day one.

Q: Are there financing restrictions specific to condos for foreign national buyers?

Yes. Foreign national loan programs often require additional lender review of the HOA’s financial health before approving financing in a condo building — the same review that domestic conventional lenders conduct. Buildings with inadequate reserves, pending litigation, or high delinquency rates in HOA dues are effectively unlendable, which constrains the buyer pool at resale. This risk is real and should inform any condo purchase decision by an international buyer.

Single-Family Homes: Maximum Freedom, Full Responsibility

Q: Why do many foreign nationals prefer single-family homes in Melbourne?

A single-family home gives a foreign national buyer complete control over their property — no HOA approval process, no rental restrictions imposed by a board, no shared reserve obligation, and no shared walls. For buyers who plan to generate rental income, particularly short-term rental income through platforms like Airbnb or VRBO, single-family homes in non-HOA communities are the most flexible option in the Melbourne market. Palm Bay FL Waterfront Homes and Viera FL Waterfront Homes offer premium lifestyle features within the single-family format that many international buyers specifically seek.

The responsibility side is equally real: roof, HVAC, pool equipment, lawn maintenance, pest control — all fall to the owner. For buyers who are not in the country for extended periods, a property management company (typically charging 8–12% of rental income or a flat monthly fee) becomes a necessary line item. Satellite Beach FL Homes with Primary Down and Indialantic FL Homes with Primary Down — single-story-accessible layouts within a two-story footprint — are increasingly sought by international buyers who want single-family flexibility with age-accessible design.

“For international buyers who won’t be here for six months at a time, a condo with professional HOA management often makes more practical sense than a single-family home where they’re suddenly responsible for the roof and the lawn from 5,000 miles away.” — Cathy Greene, Ellingson Properties Melbourne FL

Townhomes: The Middle Path Worth Considering

Q: When does a townhome make more sense than a condo or single-family home for a foreign national buyer?

Townhomes offer a practical middle ground that often fits international buyers particularly well. You typically get more vertical square footage than a traditional flat-style condo, often a private garage or patio, fewer shared walls than a mid-rise unit, and an HOA that covers exterior maintenance — but with fewer rules and lower fees than a full condominium complex. Reserve requirement exposure also tends to be lower in smaller townhome communities than in large multi-story condo towers. Eau Gallie FL New Construction Homes and Cape Canaveral FL Waterfront Homes include townhome-style options in their active inventory. West Melbourne FL Homes with Pools round out a strong set of alternatives for buyers who want pool access without the full single-family maintenance burden.

Cathy Greene real estate guidance helps every international buyer map their intended use, management capacity, and budget to the property type that actually fits their life on the Space Coast — not just what looks appealing on a listing sheet. Home values in Melbourne FL are well-supported across all three property types, and buying in Melbourne FL 2026 with the right type from the start prevents costly mismatches down the road. Cathy Greene at Ellingson Properties Melbourne FL is the local expert who makes that match with confidence and experience.

Quick Answer

Foreign nationals purchasing in Melbourne, Florida should budget for homeowner’s insurance ($3,000–$18,000+/year), wind mitigation coverage, flood insurance where required ($1,000–$4,000+/year), annual property taxes (approximately 1.2–1.5% of assessed value), HOA fees if applicable, and buyer closing costs typically running 2–4% of purchase price. Melbourne FL real estate 2026 ownership costs vary significantly by property type, construction quality, and distance from the coast.

The purchase price of a Melbourne, Florida home is the starting point of your ownership budget — not the end. Cathy Greene, REALTOR at Ellingson Properties and a 22-year veteran real estate agent, prepares every international buyer with a full cost-of-ownership projection before any offer is made. Her approach: no surprises at closing, and no surprises six months after moving in.

With over 150 properties sold across Brevard County and 15 Google 5-star reviews, Cathy Greene has modeled these numbers across every property type and price tier in Melbourne FL real estate 2026. Here is the honest breakdown foreign national buyers need before committing.

Insurance: The Variable That Surprises International Buyers Most

Q: How much does homeowners insurance cost for a foreign national buying in Melbourne, FL?

Insurance is the single largest variable in Melbourne’s total cost of ownership picture in 2026. Florida’s insurance market has contracted significantly over the past three years, with multiple carriers exiting the state and Citizens Property Insurance tightening eligibility. For a mid-range Melbourne single-family home, combined homeowner’s and wind mitigation coverage typically runs $4,000–$10,000 per year for inland properties with newer construction, and $12,000–$20,000+ for older or direct-oceanfront properties. Properties with pools — like those browsable through Satellite Beach FL Homes with Pools, Indialantic FL Homes with Pools, and Viera FL Homes with Pools — are popular with international buyers seeking full outdoor living but require additional liability coverage as part of the insurance package.

Q: Do foreign national buyers in Melbourne need flood insurance?

Flood insurance is required by lenders for any property in a FEMA-designated Special Flood Hazard Area (SFHA). Even where not required, it is strongly recommended for properties within a reasonable distance of the coast or Indian River Lagoon. NFIP flood policies run $1,000–$4,000+ annually depending on the property’s flood zone designation and elevation certificate. Construction type significantly affects insurability: Indialantic FL Block or Concrete Homes and Rockledge FL Block or Concrete Homes typically achieve more favorable insurance rates than frame construction of comparable age and size. Storm shutter coverage matters too: Eau Gallie FL Homes with Storm Shutters and Satellite Beach FL Homes with Storm Shutters access meaningfully lower wind premiums than comparable homes without wind protection.

“I have buyers who expect to spend X on insurance and end up spending three times that because they bought an older frame construction home right on the ocean without getting a quote first. Get the insurance quotes before you make an offer — not after.” — Cathy Greene, Ellingson Properties Melbourne FL

Property Taxes, HOA Fees, and Closing Costs

Q: What are typical property taxes and HOA fees for foreign national buyers in Melbourne?

Brevard County property taxes are assessed at approximately 1.2–1.5% of the assessed value annually, varying by municipality. Foreign national buyers do not qualify for the homestead exemption, so they pay taxes on the full assessed value without the $50,000 reduction available to primary residents. On a $600,000 property, this translates to approximately $7,200–$9,000 per year or $600–$750 per month. HOA fees vary from zero (no HOA) to $800+/month in full-amenity communities. Melbourne Beach FL Homes with Pools and Cocoa Beach FL Homes with Pools in non-HOA settings give buyers full lifestyle amenity without the monthly fee obligation. The Cape Canaveral FL Housing Market Report shows strong HOA-free inventory in the north Brevard corridor for buyers who want flexibility.

Q: What should a foreign national budget for closing costs in Melbourne?

Buyers in Florida typically pay 2–4% of the purchase price in closing costs, including title insurance if buyer-paid, lender fees if financing, recording fees, documentary stamps on the mortgage (if financed), and prepaid items such as homeowner’s insurance deposit and tax escrow. Foreign national buyers may incur additional costs for document translation, international wire transfer fees ($25–$75 per transfer), and attorney review of closing documents. Cathy Greene real estate guidance includes a pre-closing cost estimate for every buyer so no line item comes as a surprise at the table. Palm Bay FL New Construction Homes are particularly popular with cost-conscious international buyers because builder incentives frequently include closing cost contributions that reduce out-of-pocket expense. Rockledge FL Waterfront Homes offer a waterfront lifestyle at price points where total closing costs remain manageable for buyers with moderate cash reserves. Whether you are buying in Melbourne FL 2026 as an all-cash buyer or bringing a foreign national loan, home values in Melbourne FL are well-supported by the Space Coast’s economic fundamentals — and understanding the full cost picture before purchasing is exactly how Cathy Greene at Ellingson Properties Melbourne FL helps every international buyer make a confident decision.
