Buying a home on Florida’s Space Coast does not require choosing between the beach and everything else. Some of the largest housing markets in Brevard County are on the mainland, where Melbourne, Palm Bay and West Melbourne provide three different combinations of housing inventory, price, transportation, shopping, employment access and recreation.

I’m Cathy Greene with Ellingson Properties, and one of the most useful things I can do for a buyer is help compare actual properties across multiple Brevard County markets rather than assuming one city will automatically provide the right answer.

Melbourne, Palm Bay and West Melbourne are especially useful to compare because they are geographically connected but have different housing inventories and recent median prices.

Executive Summary

Three-month sales data through August 2026 showed approximate median sale prices of:

  • Palm Bay: $329,782
  • West Melbourne: $429,716

Melbourne’s recent median was down 3.7% year over year, while Palm Bay was up 1.5% and West Melbourne was up 2.9%. These figures include all home types and should be used as market reference points rather than individual property valuations.

Melbourne FL Real Estate

Melbourne is one of the primary economic and residential centers of Brevard County.

Recent three-month data through August 2026 put Melbourne’s median sale price at approximately $302,800.

That number covers a very broad market. Melbourne includes older established houses, renovated properties, condominiums, townhomes, newer subdivisions and properties extending toward the Viera area.

The city also provides access to several of Brevard County’s important employment, transportation and commercial corridors.

Immediately south of Melbourne is Palm Bay, one of the largest cities geographically and by population on the Space Coast.

The three-month median sale price through August 2026 was approximately $329,782.

Palm Bay contains a substantial inventory of detached houses, vacant residential lots and new construction. Development patterns can vary considerably from one section of the city to another.

That makes the exact location of a property important.

Palm Bay offers buyers access to:

Palm Bay also contains a significant amount of newer construction. Buyers comparing resale and new construction should examine the complete transaction, including builder incentives, lot premiums, HOA costs, insurance, closing-cost assistance and included upgrades.

West Melbourne sits between Melbourne and Palm Bay and provides a third housing environment.

The recent three-month median sale price was approximately $429,716, noticeably above both Melbourne and Palm Bay.

West Melbourne contains established residential areas as well as newer subdivisions and continuing residential development.

The recent medians provide a useful snapshot:

Melbourne — $302,800

Palm Bay — $329,782

West Melbourne — $429,716

The roughly $127,000 difference between Melbourne and West Melbourne does not mean that every comparable West Melbourne property costs $127,000 more.

Citywide medians are influenced by the properties that actually sold.

A newer Melbourne house can cost substantially more than the city median. A smaller West Melbourne property can sell below its median. Palm Bay’s enormous geographic footprint creates significant variation within the city itself.

Instead of using median price as the deciding factor, use it to understand the broader market and then compare actual listings.

Insurance, Roofs and Florida Ownership Costs

Purchase price is only part of the cost of buying a Space Coast property.

Buyers should investigate:

In Florida, two houses with the same purchase price can produce very different annual ownership costs.

Start With the Inventory

Rather than asking which city is universally better, look at what your budget actually buys in each market.

Compare a $350,000 Melbourne property with a $350,000 Palm Bay property and a similarly priced West Melbourne property.

Then compare square footage, condition, lot, roof, insurance, taxes, transportation and amenities.

That produces a much more useful real estate decision.
