Pricing Your Melbourne FL Home to Sell in 2025

Pricing your home is part art, part science—and the biggest factor in how fast it sells. Price it too high, and it sits. Price it right, and you'll have multiple offers within days.

As a REALTOR at Ellingson Properties with 21 years of experience and over 200 homes sold, I've priced homes in every Melbourne FL neighborhood. Here's how I do it—and how you can evaluate whether your price is competitive.

Start with a Comparative Market Analysis (CMA)

A CMA compares your home to recently sold properties (last 90 days) with similar square footage, bedrooms, and location. Your agent should pull at least 6-10 comps.

When pricing a Melbourne FL home, I look at three categories:

  • Sold homes (what buyers actually paid)
  • Active listings (your competition)
  • Pending sales (what's under contract but not closed)

This gives you the full picture. Sold homes show value. Active listings show what buyers are seeing. Pending sales show current momentum.

Adjustments Matter

Not all comps are equal. Does your home have a pool and the comp doesn't? Add value. Is your home on a busy road and the comp is on a cul-de-sac? Subtract value.

Cathy Greene at Ellingson Properties makes detailed adjustments for features like updated kitchens, water views, HOA fees, and lot size. This is where experience matters—over 200 homes sold means I know how buyers value each feature.

Check Days on Market (DOM)

If similar homes in Satellite Beach or West Melbourne are selling in under 30 days, but yours has been listed for 45+ days, your price isn't competitive.

In Melbourne FL real estate 2025, the average DOM is 35-50 days depending on price range. Anything over 60 days? Red flag.

Online Tools vs. REALTOR Expertise

Zillow's "Zestimate" and similar tools are useful starting points, but they're often wrong—sometimes by tens of thousands of dollars. They don't account for condition, upgrades, or micro-market trends.

I recently priced a Viera home $15,000 higher than Zillow suggested—and we got full price in 10 days. Why? I knew that neighborhood had low inventory and high demand.

The Price-Drop Stigma

Overpricing and then reducing the price later signals desperation. Buyers wonder, "What's wrong with it?" Start strong. Cathy Greene real estate philosophy: Price it right from day one.

With 18 Google 5-star reviews, my clients appreciate the honest pricing strategy that leads to faster sales and higher net proceeds.
